What cleaning a home here actually involves
Most of what we clean was built between 1960 and 1985 — block ranch on a slab, 1,200 to 2,000 square feet, three bedrooms, tile or terrazzo throughout. No basement, no stairs. The work is down low and around the edges: baseboards, sliding-glass tracks packed with grit, grout lines, and the lanai screens. Condos are close to 40% of what sells in this town, so half our week is garden units and Gulf Boulevard towers, which means gate lists, a COI on file, and somebody's elevator reservation.
Humidity is the real client. Mildew never fully quits here, and from June through September the afternoon storms push it into shower caulk, window channels and AC returns faster than a monthly visit can keep up with. Then live oak pollen shows up around February and coats every sill and lanai chair until April. Add sand tracked in from the beach and biweekly stops being an upsell — it's just the honest interval.
Seasonal homes are their own animal. Closed up all summer, they need a mildew reset before anyone unpacks.
